Costs people forget on each side

Buying new

  • GST on the lot and the build, if you go custom
  • Landscaping, fencing, window coverings and garage finishing, if not included
  • Carrying your current home until completion
  • Upgrades chosen at the design centre
  • Community, landscape and possibly strata fees from completion

Buying resale

  • Roof, windows, mechanical systems and appliances nearing end of life
  • Special levies if a strata’s reserve fund is thin
  • Renovation approvals and contractor wait times
  • Higher heating and cooling costs in older, less efficient homes
  • The 0.25% fee if you use the three-day rescission period

A Vale example

At the top of the range the gap widens. A Vale home at $1,995,000 plus GST carries about $99,750 in GST and $37,900 in transfer tax, for roughly $2,132,650 before legal fees. A golf-front resale at the same list price would carry the same transfer tax but usually no GST, so the new home costs about $100,000 more for the same headline price. What that premium buys is a new home, a full warranty, modern systems and, per the developer, the last new golf frontage the resort will sell. Whether that is worth $100,000 is a personal call, and it’s the right question to ask.

When Ellison Landing is the better buy

  • You want single-level living with modern systems. Rancher plans with no interior stairs, heat pumps, radon mitigation and MERV 15 air filtration are hard to find together in older homes.
  • You’d renovate a resale home anyway. Once a resale home needs a new kitchen, flooring and mechanical work, the GST gap narrows quickly, and renovations at Predator Ridge also mean design approvals and contractor schedules.
  • You value the warranty. Five years of building-envelope coverage and ten years structural are worth real money on a house in the $1.5 million range.
  • You want the last golf frontage. If Vale really is the final golf-front release, no future new supply will compete with your home on that feature.
  • Your timing fits a build. A Spring 2027 completion gives you time to sell your current home without rushing.

When resale is the better buy

  • You’d rather keep GST in your pocket. On a $1.5 million home, 5% is $75,000 you don’t pay on most resales.
  • You need to move soon. Resale possession dates are negotiated with you, not set by a construction schedule.
  • Your budget is under $1.4 million. Most of Predator Ridge’s townhomes, condos and many houses sit below Ellison Landing’s entry price.
  • You want a finished street. No construction traffic, mature trees and established neighbours.
  • You want a view Ellison Landing doesn’t offer. Some older neighbourhoods have big Okanagan Lake views.
