North Okanagan market, August 2026
Association of Interior REALTORS® figures for the North Okanagan (AIR market statistics), as summarized in a Coldwell Banker Horizon Realty August 2026 market overview. These are medians and averages for all sales, not benchmark prices.
Across the whole AIR region
For August 2026 the Association of Interior REALTORS® reported 581 single-family sales, 958 new single-family listings, 4,036 on the market and a single-family benchmark of $781,200 across all its regions (AIR market statistics). In June, the association’s president described the Interior as “balanced”, with the North Okanagan single-family benchmark at $756,900 in May, down 1.5% year over year (Castanet, 4 June 2026).
What it means for Ellison Landing buyers
Ellison Landing’s published prices, $1,399,000 to $1,995,000, are roughly twice the North Okanagan single-family median. That puts them in a thin luxury segment where a handful of sales can swing the averages. With fewer sales, more time on market and a lower sale-to-list ratio than a year ago, the regional market leans toward buyers. Developers rarely cut list prices, but incentives, upgrades, deposit terms and completion flexibility are all fair to ask about. That’s Sean’s interpretation, not a forecast.
How to read these numbers
Medians and averages describe what actually sold that month, so they move with the mix of homes: a month with several lakefront sales pushes them up. Benchmark prices (the MLS® Home Price Index) model a typical home and move more smoothly. When comparing months, compare like with like.
Sale-to-list ratio is the sale price as a percentage of the final list price. At 94.3%, the average North Okanagan seller accepted about 5.7% less than asking. For a buyer, that is a rough gauge of negotiating room on resale; it says little about developer price lists.
Ellison Landing sales by the developer may not all appear in MLS® statistics, so don’t expect these figures to tell you what Ellison Landing homes are selling for.
What to watch next

- Ritz-Carlton Residences Okanagan, announced for Predator Ridge in 2024 and still “Coming Soon” in September 2026. A luxury launch nearby will compete for the same buyers.
- Vernon’s final 2026 tax rate and the new home owner grant of $570 from 2027.
- Federal rules for non-Canadian buyers, with the current ban running to 1 January 2027.
- Housing supply in Vernon: the city reported 258 net new units against a 277-unit target after six months of its first provincial housing target period (Vernon Matters, 20 March 2026).
