The basics

What is Ellison Landing?

Ellison Landing is the newest single-family neighbourhood at Predator Ridge, the golf and trail resort community in Vernon, BC. It has two parts: Woodside, forest homesites beside Ellison Provincial Park, and Vale, golf-front homesites on the Ridge Course 7th fairway. You can buy a move-in-ready home or a homesite for a custom build.

Is this the official Ellison Landing website?

No. This is an independent buyer’s guide by Sean Phillips, REALTOR®, Coldwell Banker Executives Realty. It is not the developer’s sales centre and is not affiliated with Predator Ridge or the Ellison Landing developer. The developer’s own information is at predatorridge.com.

Who is the developer and who builds the homes?

The developer is Wesbild, which has owned Predator Ridge since 2007. Move-in-ready homes are built by Wesbild Homes, the developer’s homebuilding arm. If you buy a homesite, you hire a licensed builder of your choice, subject to the design guidelines.

How much do Ellison Landing homes cost?

In September 2026 the developer listed move-in-ready homes from $1,399,000 to $1,545,000 in Woodside and at $1,885,000 and $1,995,000 in Vale. It says custom homes start from $1.4 million. Lot prices are released only after registration.

What is the difference between Woodside and Vale?

Woodside is forested, beside Ellison Provincial Park and the Bike Hub, and has the lower prices. Vale is on the Ridge Course 7th fairway, marketed as the final golf-front release at Predator Ridge, and has the higher prices. See the full pros and cons on the Woodside vs Vale page.

When is the next release?

No date or phase schedule is published. Sign up for release alerts on the home search page and Sean will email you when new homesites or homes are announced.

Taxes and costs

Do I pay GST on a new home at Ellison Landing?

Yes. New homes and homesites bought from a developer carry 5% GST: about $69,950 on a $1,399,000 home and $99,750 on a $1,995,000 home. The developer’s pages don’t say whether prices include GST, so confirm in the contract.

Can I get the first-time home buyers’ GST rebate?

Only if you meet the CRA’s first-time buyer tests and the price is under $1.5 million. The rebate is up to $50,000 below $1 million and phases out to zero at $1.5 million, so at $1,399,000 it is about $10,100 and at $1,465,000 about $3,500. The Vale homes are too expensive to qualify.

Does the BC newly built home exemption from transfer tax apply?

Not at the published prices. The exemption is full up to $1,100,000, partial to $1,150,000, and nothing above that. Every listed Ellison Landing home is above $1,150,000.

How much property transfer tax will I pay?

BC charges 1% on the first $200,000 and 2% up to $2 million, so $25,980 on a $1,399,000 home, $27,300 on $1,465,000 and $37,900 on $1,995,000. The total cost calculator works it out for any price.

What are the monthly fees?

Ellison Landing’s fees are not published. For comparison, the resort’s Outlook neighbourhood estimated a $95 a month community lands and amenities fee plus landscape maintenance from $250 a month. Woodside’s unit-numbered addresses suggest a bare-land strata, which could add strata fees. Confirm everything in the disclosure statement.

Is Predator Ridge subject to BC’s speculation and vacancy tax?

No. Predator Ridge is exempt, retroactive to January 2024, according to Castanet’s January 2026 report.

Contracts and protection

How much is the deposit?

Ellison Landing’s deposit terms aren’t published. At Predator Ridge, 10% on signing has been the norm; the Outlook buyer sheet lists a 10% deposit on lots. Deposits on developer sales are held in trust.

Can I cancel after I sign?

If the sale falls under BC’s Real Estate Development Marketing Act, you can rescind by written notice within seven days after the later of signing and receiving the disclosure statement, and get your deposit back. Confirm with your lawyer that REDMA applies to your purchase. Resale homes have only a three-business-day rescission period that costs 0.25% of the price.

What warranty comes with a new home?

BC’s 2-5-10 home warranty: two years on materials and labour (12 months for most defects on detached homes, 24 months for systems), five years on the building envelope and ten years on structure. It starts at occupancy or title transfer, whichever comes first, and stays with the home.

Can I sell or assign my contract before completion?

Usually only with the developer’s consent, and BC’s home flipping tax applies to presale assignments: 20% of the profit if held under 366 days, falling to zero at 730 days. Don’t count on assigning.

Can I build my own custom home?

Yes. Buy a homesite and hire a licensed builder, who must enrol the home in 2-5-10 warranty coverage. The resort lists preferred builders, and design guidelines in the disclosure statement set the rules. Remember GST applies to both the lot and the construction contract.

Can I rent my Ellison Landing home as a short-term rental?

Not confirmed. Predator Ridge is exempt from BC’s short-term rental principal-residence rule because the resort operates hotel-style, but whether that covers new single-family homes at Ellison Landing, and what the bylaws allow, isn’t public. Get it in writing before you rely on rental income.

Can buyers from outside Canada buy here?

BC’s 20% additional transfer tax for foreign buyers doesn’t apply in the North Okanagan. But the federal ban on non-Canadians buying residential property runs to 1 January 2027, with exemptions that depend on location and personal circumstances. Get legal advice first.

Agents and living here

Who does the sales centre team represent?

The developer. Since August 2026, Predator Ridge’s new-home and resale sales are handled by its partner brokerage, Unison Jane Hoffman Realty. Dual agency has been banned in BC since 2018, so they can’t also represent you.

Who pays my buyer’s agent?

On new-construction sales the developer usually pays the buyer’s agent, but no policy is published for Ellison Landing, so confirm it first. Name your agent at your first visit or registration; many developers only recognize an agent registered at first contact.

Which schools serve Ellison Landing?

School District 22 (Vernon). The specific catchment schools for Predator Ridge addresses are not confirmed publicly, so use the SD22 school locator with the exact address.

How far is it to Vernon and the airport?

Routed estimates put downtown Vernon about 22 minutes away, Vernon Jubilee Hospital about 21 minutes and Kelowna International Airport 32 to 36 minutes. The resort quotes 15 minutes to Vernon and 25 to the airport.
