Which part of Ellison Landing fits your life?

The right homesite depends less on the brochure than on how you’ll actually spend a Tuesday in October. Here is how each option suits different kinds of buyers, and a seven-question quiz to point you in a direction.

Eight kinds of buyers, and where each tends to land.

Downsizers & active retirees

Woodside or Vale ranchers

Look at the rancher plans in either area. #1-799 in Woodside is described as “true single-level living with no interior stairs”, and both Vale homes are rancher-style (822 adds a loft). Around you: a fitness centre with an indoor lap pool, the Commons Racquet Club for year-round tennis and pickleball, and what the resort counts as more than 1,000 events a year (owner privileges). Check the loft and catwalk details at 822 carefully if stairs are a deal-breaker.

Golfers

Vale

Vale sits on the Ridge Course 7th fairway and is billed as the final golf-front release at Predator Ridge. The Homeowner Golf Membership is available to title holders and attaches to the property; the published initiation is $55,000 plus annual dues (membership page). If you play four days a week, fairway frontage is worth more to you than to anyone else. The Predator Ridge golf life guide covers both courses and membership in depth.

Trail runners & mountain bikers

Woodside

Woodside backs onto the forest toward Ellison Provincial Park, and the new Bike Hub with rentals and a pump track opened at Ellison Landing in 2026. The resort cites 35+ km of on-site trails, and the Ellison Landing page says 75+ km counting connected park trails. The first Season’s Edge Trail Run started here in March 2026.

Dog owners

Woodside

The #1-799 plan includes a dog wash station, and forest trails are steps away. Note that in Ellison Provincial Park itself, dogs must be leashed and are allowed on only one beach, Sandy Beach (BC Parks).

Families with school-age kids

Possible, with a commute

Schools are in Vernon under School District 22, roughly a 20-minute drive. The catchment schools for Predator Ridge addresses are not confirmed publicly, so check the SD22 school locator with the exact address. For a younger family on a tighter budget, a Vernon neighbourhood closer to schools may make more sense; see Vernon homes for sale.

Part-time owners & investors

Either area, with homework

Predator Ridge is exempt from BC’s speculation and vacancy tax, retroactive to 2024, which helps anyone who won’t live here full-time. It is also exempt from the province’s short-term rental principal-residence rule, but whether that extends to new single-family homes at Ellison Landing, and what the bylaws allow, isn’t confirmed. Don’t count on rental income until it is in writing.

First home in Canada

Woodside under $1.5M

If you meet the CRA’s first-time buyer tests, the cheapest Woodside homes sit inside the GST rebate’s phase-out band: about $10,100 back at $1,399,000. Above $1.5 million there is no rebate at all. Run the numbers.

Want to move this year

A move-in-ready home, or resale

Three of the four Woodside homes complete in Spring 2027. For possession sooner, look at #1-799 (available now), the Vale homes, or resale homes across Predator Ridge.

Choosing a lot within Woodside or Vale

Once you know the area, the lot matters more than the floor plan. Floor plans can be changed; the lot can’t. Questions Sean works through with buyers, lot by lot:

  • Which way does the patio face? #1-799’s 41-foot covered patio faces south. In the Okanagan, a south or west patio gets long summer evenings, and heat, so covered space matters.
  • Rancher, walk-out or walk-up? Rancher lots suit single-level living. Walk-outs add a lower floor with its own outdoor access, good for guests or grandkids, but with stairs inside. Walk-ups put steps between you and the street or yard.
  • What is behind you, now and later? On the forest side, ask whether the trees behind the lot are park, protected common land or future homesites. On a fairway, ask which side of the hole you’re on and how far the house sits from the landing area.
  • Who will build next door, and when? Buying early in a release can mean living beside construction for a year or more.
  • How big is the building envelope? The developer’s square-foot figures appear to be buildable area rather than lot size. Get the lot plan.
  • Where does the water go? Grading and drainage on sloping lots affect landscaping costs and basement dryness.
  • How close are the Bike Hub, the trailheads and the clubhouse? Some people want to be close to activity; others want to be as far from it as possible.

A lot that is right for one buyer is wrong for another, which is why a lot-by-lot review before you register is worth an hour of your time. Book one with Sean.

A few honest cautions for every lifestyle

  • Drive time is real. Routed estimates put downtown Vernon about 22 minutes away and Kelowna International Airport 32 to 36 minutes; the resort quotes 15 and 25. Daily errands mean the car.
  • It’s a resort. Events, visitors and golf traffic are part of the package. Most buyers love that; some find it busy in July.
  • Wildfire interface. Predator Ridge has been a FireSmart neighbourhood since 2016 and tests a community evacuation siren regularly. Get insurance quotes early.
  • Construction continues. Until Ellison Landing sells out, expect trucks and building nearby.
