Ellison Landing is really two neighbourhoods with different trade-offs. Here is how Woodside and Vale compare on setting, price, tax, timing and day-to-day living, and when an established Predator Ridge neighbourhood might suit you better.

Where Ellison Landing sits

Predator Ridge sits on the height of land between Okanagan Lake and Kalamalka Lake, south of downtown Vernon. Ellison Landing is on Predator Ridge Drive: Woodside on the forest side toward Ellison Provincial Park, and Vale along the Ridge Course.

Area A · Forest & park side

Woodside

Woodside is the forested half of Ellison Landing, next to Ellison Provincial Park. The developer describes “landscape-inspired modern design”, and the Lot 25 listing mentions “mature Douglas firs and native plants”. This is the side for people who would rather walk out the door onto a trail than onto a fairway. The resort’s new Bike Hub, with rentals and a pump track, opened at Ellison Landing in May and June 2026 (June 2026 newsletter).

It is also where the lowest published Ellison Landing prices are: four move-in-ready homes from $1,399,000 to $1,545,000 in September 2026, plus twelve homesites (eight rancher, two walk-out, two walk-up). The Woodside showhome opened on 20 September 2025.

Pros

  • Direct access to the trail network and Ellison Provincial Park; the Ellison Landing page cites “75km+” of hiking and biking trails, counting connected park trails.
  • Closest homes to the Bike Hub and pump track.
  • Lowest entry price in Ellison Landing.
  • The cheaper homes fall inside the federal first-time buyer GST rebate phase-out band ($1M–$1.5M), so an eligible buyer could get a partial rebate (about $10,100 at $1,399,000).
  • Trees give shade and privacy that new golf-front lots often lack.
  • Rancher lots and a plan with “no interior stairs” suit downsizers.

Cons

  • No golf frontage and, from most lots, no big lake view.
  • Three of the four listed homes won’t complete until Spring 2027, so you carry two homes or time a sale carefully.
  • Lot prices aren’t published; you have to register to see them.
  • Forest-edge living is wildfire interface. Ask about FireSmart requirements, insurance quotes and landscaping rules early.
  • Still a construction zone for a while as remaining lots are built on.
  • *Unit-numbered addresses suggest bare-land strata with fees and bylaws; confirm in the disclosure statement.

Best for: trail runners and mountain bikers, dog owners, buyers who want the newest build at the lowest Ellison Landing price, and first-time buyers in Canada who can use part of the GST rebate. Run a Woodside price through the calculator.

Area B · Golf-front

Vale

Vale lines the 7th fairway of the Ridge Course, the Doug Carrick design that opened in 2010 and was voted best new course in Canada that year by SCOREGolf (Wikipedia). The developer bills Vale as “the final release of golf-front homes” at Predator Ridge. If that holds, these are the last new fairway homesites the resort will sell, which is a real scarcity argument for future resale.

Two move-in-ready homes were listed in September 2026: 818 Predator Ridge Dr, the Mackenzie Rancher, at $1,885,000, and 822, the Fairview, at $1,995,000 (2,648 sq ft, 3 bed, 3 bath per Castanet). Seven homesites were listed: four rancher and three walk-out.

Pros

  • The last new golf-front homesites at Predator Ridge, per the developer.
  • Open fairway and mountain views across the golf course, which is far less likely to be built on than a neighbouring lot.
  • Easy cart access to the course; the move-in-ready homes include a separate golf-cart bay.
  • Rancher plans with vaulted great rooms and main-floor offices.
  • Good fit for the optional Homeowner Golf Membership, which attaches to the property.

Cons

  • Highest prices in Ellison Landing, so full 5% GST applies with no first-time buyer rebate: about $94,250 to $99,750 in GST on the listed homes.
  • Stray golf balls, early-morning maintenance equipment and players passing your patio are part of fairway life.
  • Less tree cover and privacy than Woodside.
  • Golf membership is optional and costs extra ($55,000 initiation in the resort’s published terms).
  • Only seven homesites listed, so the best-positioned lots may go first.

Alternative · Established neighbourhoods

Predator Ridge resale neighbourhoods

Ellison Landing is one of more than twenty named neighbourhoods at Predator Ridge. They range from Falcon Point and Peregrine Cottages (1999) through Dormie Hills (2004), Birdie Lake (2009), Havencrest (2016), FieldGlass (2021), Wildsong and Outlook (2022) to Vista (2025), according to the resort’s 2025 neighbourhood map. Outlook, a 44-home desert-modernist neighbourhood by HDR Architecture overlooking the Ridge Course 6th and 7th holes and Okanagan Lake, is the closest recent comparison to Vale (Castanet, 2022).

A listing aggregator counted 73 active Predator Ridge listings on 23 September 2026, from about $70,000 to $3.8 million: 23 houses, 22 condos and 15 townhomes (Zolo.ca count). The resort puts the Predator Ridge resale market at “$31M+ per year”.

Pros

  • GST usually doesn’t apply to resale homes, a saving of tens of thousands of dollars.
  • Possession on your schedule, not a builder’s.
  • Far wider price range, including condos and townhomes well under $1 million.
  • Mature landscaping, and a finished street with no construction.
  • Choice of golf, lake-view or quiet interior locations.

Cons

  • Older finishes and lower energy performance than Step Code 4.
  • Little or no 2-5-10 warranty left on most homes.
  • Only a three-business-day rescission period, and it costs 0.25% of the price to use.
  • Strata fees, depreciation reports and special levies need careful review.
  • You can’t choose the plan or finishes.
