What owning here gives you access to

Predator Ridge is a full resort, and homeowners get owner privileges on top of the public amenities. According to the resort (owner privileges; Ellison Landing page):

• Two championship golf courses, the Predator Course (1991) and the Ridge Course (2010), with 36 holes in all, plus a practice facility with the Bunker Bar.
• Fitness centre with an indoor lap pool, steam room, hot tub and classes, plus physiotherapy on site.
• Commons Racquet Club for four-season tennis and pickleball.
• Trails: 35+ km on the resort, which the Ellison Landing page puts at 75+ km including connected park trails.
• Bike Hub at Ellison Landing with mountain-bike rentals and a pump track (opened 2026).
• Outdoor yoga platforms, a refrigerated skating rink in winter and golf simulators.
• Dining: RANGE, Pallino’s and the Commonage Market.
• Owner perks: 20% off food, retail and accommodation for friends and family, and reciprocal access at eight private clubs, including Hollyburn, the Vancouver Club and the Calgary Petroleum Club.

Some of these carry their own fees (golf and racquet memberships are optional), and access terms can change. The disclosure statement and the resort’s owner documents are what bind.

Ellison Provincial Park next door

Woodside borders Ellison Provincial Park, about 220 hectares on the northeast shore of Okanagan Lake: roughly 200 hectares of upland and 19 of foreshore (BC Parks). The park has rocky shoreline, headlands and coves, more than 6 km of walking trails plus multi-use trails built with the North Okanagan Cycling Society, three swimming beaches, and a freshwater dive area for scuba, along with climbing, bouldering and kayaking. Dogs must be leashed and are allowed only at Sandy Beach. The park also has year-round camping and four archaeological sites.

From Woodside the park is a trail away. By car it is a longer loop through Okanagan Landing: about 24 km and 40 minutes on routed estimates.

Drive times

The resort quotes about 15 minutes to Vernon and 25 minutes to Kelowna International Airport (resort contact page). Routed free-flow estimates from the resort’s sales centre, which is a few minutes from Ellison Landing, are a little longer:

Schools

Predator Ridge is served by School District 22 (Vernon). Some real estate websites list Clarence Fulton Secondary, École Beairsto Elementary and Mission Hill Elementary for the area, but the district’s own catchment document for Mission Hill doesn’t mention Predator Ridge, so treat those claims with caution. Enter the exact address into the SD22 school locator and confirm bus service with the district before you buy.

Healthcare

The nearest hospital is Vernon Jubilee Hospital, about 21 minutes by car. Kelowna General is about 51 minutes. There is physiotherapy at the resort. If you’re moving from outside the North Okanagan, start looking for a family doctor early.

Seasons

Wildfire readiness

Predator Ridge sits on grassland and forest interface. The community has been a recognized FireSmart neighbourhood since 2016, runs a volunteer-led Community Emergency Management Committee (PRCEMC), tests a community evacuation siren regularly, and in 2024 became the first resort community to install SenseNet wildfire-detection sensors (Castanet). For buyers, the practical steps are an early insurance quote, reading the landscaping rules in the disclosure statement, and knowing the evacuation routes.

Community life

Predator Ridge runs like a small town with a resort attached. The resort says it hosts more than 1,000 events a year, and the monthly owner newsletter lists everything from a community block party (1 May 2026) to trail runs, fitness classes and golf leagues. Ellison Landing is new, so its street-level community is still forming. Buyers who arrive in the first releases often become the people who shape it.

A few practical points: for a full grocery shop, pharmacy or hardware store you’ll drive into Vernon; the Commonage Market on site covers the basics. The road up from Vernon climbs, so plan on good winter tires. And if you work from home, test mobile coverage at the lot and ask the developer which internet providers service Predator Ridge Drive.

• Kalamalka Lake, Kekuli Bay Provincial Park and the Vernon Yacht Club for boating.
• Sparkling Hill Resort, six minutes away, for spa days.
• Okanagan Rail Trail for long, flat rides along Kalamalka and Wood Lakes.
• Downtown Vernon for groceries, restaurants, services and the farmers’ market.
